192nd Retail Corridor – the heat is still on

On Tuesday Columbian reporter Cami Joner has the lead article  on the business page. She wrote about Dr. Sanjeev Sharma who has owned Premier Dental and Sleep Dentistry  located in Fisher’s Terrace  retail on SE 34th St and 192nd Avenue.  Sharma – a tenant since 2003 had his eye on a .82 acre parcel on the eastern edge of  the Wal-Mart  at Mill Plain and 192nd Ave, about two miles directly north to relocate his practice when his lease expired.  This is one of our specialties, helping companies move from Leasing to Owning their business property.

We began working with Dr.  Sharma in early 2011 to acquire the land.  This proved to be no easy task.  Wal-Mart is tough in negotiations, and the parcel was attractive to other potential purchasers as well.  After six month so negotiations, we finally cam to an agreement and then took almost nine months to close the deal.

Many thanks to Chris Lucia and Key Bank who made the loan to purchase the ground.  It was the first loan for a bare land purchase we had heard of in several years.

In early 2013 we began to market the property For Lease and have had a steady flow of prospective inquiries.  Joner mentions several tenants in the article.  We’ll reveal more details of the is project within the next couple of weeks.

It is our belief you will see more activity in 2014 in the Dental and Medical arena along both 192nd and 164th avenues.  Both have great access to the growing corporate presence of Fisher Investments, Hewlett Packard, Peace Health , Integra and Lion Bridge.
