Growth in North Vancouver had been stymied for a number of years because of traffic congestion along the 134th Street corridor, where I-5/I-205 /Highway 99 converge. Finally in 2010 a major building project was undertaken by the WDOT and Clark County to create a new infrastructure and traffic flow.
Here is a recent update in the Columbian announcing the next phase of the project , which essentially won’t affect traffic patterns much until the 9 section overpass is completely in place. However there is much to be considered if you are a commercial real estate investor, or are a tenant who might consider this North Salmon Creek area for a future location. Completion will open an entire new East-West corridor, essentially making Legacy Hospital a direct destination from Skyview High School, and give I-5 drivers an exit almost at it’s door step as well. Development has been rather quiet there for a number of years, but several project are on line, inlcuding this one recently in for permits through RSV Building Solutions . This area has a good concentration of medical users and currently there is some vacancy in existing buildings such as Northern Star on NE 20th Avenue not far from Legacy on the East and Kaiser to the West. The likely hood is that as 139th gets completed in the next coming years, and reduces traffic flow along 134th, these spaces adjacent to 139th will see rates increase significantly.
